Diana Paola Quintanar

Product Manager · Formerly Senior Architectural Designer, 10+ years

I spent a decade owning projects end to end — scoping requirements, researching markets, and coordinating with the architects, contractors, vendors, and analysts who had to agree before anything got built. I'm applying that same ownership to product management. I set a high bar for myself and make a point of listening more than I talk — though I'm assertive when it counts, and quick to see a problem from someone else's side.

Portrait of Diana Paola Quintanar

Before product, I was a Senior Architectural Designer at Marie Fisher Interior Design, owning projects from client requirements through construction documentation across multiple stakeholder review cycles. Earlier, at Amato Architecture, I ran site analysis and requirements-gathering across residential, office, and commercial projects — defining scope before a single line got drawn.

In 2017, as a Senior Analyst at Orange Investments, I led supply-and-demand market research for a mixed-use development and designed its go-to-market plan — the closest thing my design career had to a product launch. That instinct is what pulled me toward PM work.

"Skilled at translating client and market needs into scoped, prioritized, executed outcomes."

I hold a Professional Certificate in Product Management from Northwestern's Kellogg School of Management, where I applied frameworks like Agile scaling, market sizing, and SaaS metrics directly to my capstone, Smart Access.

Based in Austin, Texas. Bachelor of Architecture, Tecnológico de Monterrey (ITESM).

A.02 · Capstone Project

Northwestern's Kellogg School of Management runs the Professional Certificate in Product Management (PCPM) as a hands-on program, working through product strategy, Agile frameworks, market sizing, and go-to-market planning against a project of the student's own choosing. Smart Access is the capstone I built for it — from problem definition through pricing and roadmap.

Smart Access

One platform for building access, security, operations, and sustainability — built for the small-to-medium organizations that big security vendors overlook.

The problem

Directors of Building Operations at medium-size buildings juggle security, maintenance, air quality, and sustainability with tools built for enterprise scale — nothing fits their size or covers all their corners.

The solution

Smart Access unifies security, building operations, and sustainable practices in one platform, combining IoT, software, AI, and analytics into a single login.

131,400
TAM — medium-size buildings in the US (multifamily, offices, research centers, government, data centers)
113,000
SAM — buildings under 750 staff and 150,000 sqft, in industries likely to need this infrastructure
850
SOM — realistic 3-year capture (10% of Facilities Managers across six target states)
On AI use: In creating this capstone project, I collaborated with multiple AIs to assist with the creation of the pitch video and the design of the presentation. I affirm that all AI-generated and co-created content underwent thorough review and evaluation. The final output accurately reflects my understanding, expertise, and intended meaning. While AI assistance was instrumental in the process, I maintain full responsibility for the content, its accuracy, and its presentation. This disclosure is made in the spirit of transparency and to acknowledge the role of AI in the creation process. AI assistants used: Claude and ElevenLabs.
A.03 · Applied Skills

Product frameworks, applied

Kellogg's coursework didn't stay in a notebook — each framework below maps to something I've built or run.

Market sizing & SaaS metrics

TAM/SAM/SOM, A/B testing, subscription KPIs, and CAC — used directly to size Smart Access's 131,400-account market and justify its three-tier pricing.

Product portfolio strategy

BCG and GE-McKinsey matrices, applied in coursework — the same lens I use to weigh Smart Access against Construction Agent.

Agile scaling frameworks

SAFe, LeSS, Scrum@Scale, and the Spotify Model, mapped against the phased design-review cycles I ran for years as an architect.

UX & information architecture

Studied through Jesse James Garrett's Elements of User Experience — a natural extension of structuring physical space into structuring digital navigation.

Requirements gathering & scoping

A decade of translating client and stakeholder needs into scoped, prioritized deliverables across residential, office, and commercial projects.

Market & competitive research

Led supply-and-demand research for a mixed-use development and authored RFPs with quantitative comparison frameworks — a direct precursor to competitive analysis.

Cross-functional & vendor management

Coordinated with architects, contractors, vendors, and artists to keep every project aligned to scope, budget, and timeline.

A.04 · Prior Work

Selected design work

The foundation the PM work builds on — a decade of turning ambiguous briefs into built spaces.
